JOISTS, BEARERS AND FLOORING

• Galvanised Steel ‘C’ section joists and bearers
• Structafloor Tongue & Groove sheet flooring
• Hardwood joists for decks*
• Hardwood decking*
• Hardwood perimeter beam for decks *
• Piering diagram

(Hardwood decking, which complies with level 1,2 & 3 bushfire zoning is standard)

FIXINGS

All fixings, bolts, glue & nails needed for assembly including:

• Joist hangers, Multi grips, Gang nails
• Web brackets
• Hex head screws, Coach screws & washers
• Flooring glue & fixing screws for sheet flooring
• Decking nails for decks*

Steel Piers (and bracing if required) to suit floor kit are available at additional cost(see pier pricing)
*only supplied if decks are shown on floorplan. Piers for deck area are supplied in  Hardwood.

• 10 Complete sets of plans (working drawings)

• PREPARATION & SUBMISSION of Council D/A & C/C APPROVALS on CLIENTS BEHALF.
• PLEASE NOTE: ALL COUNCIL COSTS ARE THE CLIENT RESPONSIBILITY.

BUILDING MANUALS

• Numbered frame diagram in accordance with plans
• Truss & verandah diagrams (including spacings)
• Roof layout (including spacings)
• Gang nail instruction book (where applicable)
• Cladding manual. Steel Framing Installation & Technical Manual (where applicable)

FRAMES & TRUSSES

• Pre-assembled external & internal wall frames
• KILN DRIED RADIATA PINE - structural grade (OR BLUESCOPE STEEL ™ at extra cost)
• Rafters or pre-assembled, engineered roof trusses
• Varying pitch 20 to 30 degrees depending on range of home
• 8 foot ceilings on Palms, Pines and Series I homes standard
• 9 foot ceilings on Lifestyle, Valleyview and Series II homes standard
• Series 1: 20 degree roof pitch (Palms & Pines 25 degrees)
• Series 2: 30 degree roof pitch ( Valleyview & Lifestyle 26 degrees)
